I need a 25 PSI with a 6 inch water column natural gas regulator for my generator. Will this one work?

Yes it will work but it will come closed so no gas will make it through in order to get it to work you need to remove cap In the center of the unit and turn the screw that you see then remove blue cap and discard

I have a commercial kettle corn popper. It's 160 qt pot and I need a regulator that is highnout put with a gauge that I can see is running at 20 psi.

This is NOT the regulator you want. You need a red painted regulator, it's adjustable and made for your application, I also think 20 PSI is overkill, 10 PSI is a lot of pressure.
