Throughout this book, Crabtree describes many broad topics that I have heard about over the years, like flipping houses, development, cash flows, appreciation, equity, and many more, and breaks them down for anyone to understand. I feel like I have a great understanding to the importance of a consistent inflow of cash, and how I can actually get to a place of investing even if I don't have a bunch of cash on hand at the moment. I'm a lower-middle class citizen, never thinking I could actually invest and make real money, but I now know that this isn't true and now I know the strategy to be able to do so. Probably the most shocking part of the book is when he describes how to file taxes as someone in real estate. My dad was a real estate investor his entire career, and he couldn't believe that this is actually true! These few chapters alone are worth cracking this book open. I still can't believe it. Crabtree's story of success is incredibly admirable, and it's clear he truly wants to inform and empower the reader to be able to reach financial success as well. The resources he provides in this book and on his website are extraordinary (and super cheap compared to others places I've checked out). He's not a distant author, but one who is here to help everyone he can while providing his wisdom in experience over the years. Review: Good Introduction and Quick Read - Very easy to read. Good Introduction and Quick Read
Very easy to read. It has little filler. I think the book is good for a basic introduction into why real estate investing is preferred by many people as a vehicle of passive income. Valuable book, quick read
I bought this book based on other reviews. As someone who is flipping houses quite profitably, I wanted to see what the counter-arguments against it would be. This book falls under the same general philosophy as "Rich Dad, Poor Dad" and the Robert Kiyosaki investing advice, which emphasizes aggressive investing to generate assets and cash flow. Hayden makes a concise and well-reasoned argument for why cash-flow generating properties such as apartment complexes, commercial real estate and storage units are a better investment than flips. He also offers brief and succinct explanations of some of the important terms and concepts to know in real estate investing. I found his advice valuable and enlightening. I agree with most of what he says, though I think a more nuanced approach which takes into account the specifics for different markets and gives more weight to the quality of investments would be worth considering. Still, I felt this book brought a lot of value and was very worthwhile. It has gotten me thinking differently about how to invest in real estate and I will definitely follow some of his advice. I did have to dock a star and give it a 4/5 because the writing of the book felt hurried: it also lacked the copy-edit a major publisher would bring. Yet for the practical info and opinions it provides, I feel it's very worthwhile.

easy read
Easy read and he makes the points simple. Right to the point and not drawn out. A lot of great info. I got through this book in a few days easily.

Wow. A treasure chest to real estate shortcuts
If I had this book three years ago I would have been sailing on a huge yatch by now. Not only is the writer sharing first hand knowledge, but he does it in a loving, personal and "easy to understand" manner to assure that you truly benefit from its content. He talks to you and not at you. Definitely worth many times more than what I paid for it. It is full of common sense inside secrets and it is also written to inspire you to jump into a future of financial stability. And no, I never met him nor am I getting paid for this review. The real game in town is keeping the property.
There are many, many books about obtaining some real estate, effecting some improvement to the property and then re- marketing it, selling it, and taking a handsome profit. That’s a super game, for noobs. The real game in town is keeping the property. And generating more. You want to build rents and watch tenants pay the note. You want to improve property to an “After Repair Value” and then refinance it successfully to ensure you have builders’ equity and positive cash flow — that’s the magic. The message is to forget selling the property after you have improved it. The real value is to be able to keep the property, even if it has financing against it. If the cash is flowing fine, then keep it. You want to keep the capital. Money is not critical here; capital is. Capital creates money on demand, when you need it. Over and over. Forever.

Not a bad book, but didn’t knock the socks off
Hayden has written a pretty decent book. Far better than anything I’ve written, but felt as thought it was lacking depth. There are so many topics discussed within the book that it’s likely impossible to go into great depth about any of them. It would be a great first read for someone just getting into the REI world. Will be reading part 2 eventually, which hopefully goes a bit deeper than surface level.

Great investing math and mindset book.
Hayden Crabtree did a good job with this book. I think you will be well served picking up this book. I have not yet done a deal with Hayden, but I hope to in the future. He cares about numbers which is much more important than hype. This book goes through the process very clearly from the beginning and all the way to seeing the big picture of how you can continue to build upon your progress. I can tell from reading this and learning a little bit about Hayden from what he has put out there, that he believes in sharing what he knows because he has the abundance mentality. That means there is enough money, there is enough knowledge out there, that he is willing to share, so we can all grow. Again thanks and good job!
